Rason Road Distribution Center (FedEx)

Boiler Plant & Mechanical Room — Inwood, NY

Eastern Industrial Services furnished and installed the complete boiler plant and mechanical room for CenterPoint Properties' new FedEx distribution center in Inwood, NY, working under general contractor Aurora Contractors. The plant was purpose-built to feed the facility's snow-melt system, keeping the truck ramps and loading apron clear through winter so the distribution center can keep freight moving without weather-related downtime.

Eastern Industrial Services furnished and installed the complete boiler plant and mechanical room for CenterPoint Properties' new FedEx distribution center in Inwood, NY, working under general contractor Aurora Contractors. The plant was purpose-built to feed the facility's snow-melt system, keeping the truck ramps and loading apron clear through winter so the distribution center can keep freight moving without weather-related downtime.


The scope also included stand-alone, BACnet-ready controls coordinated with the base building BMS, NEBB-certified third-party testing and balancing, chemical cleaning and flushing of all hydronic piping, one year of monthly water treatment service, and factory startup and commissioning — backed by a 5-year warranty on compressors and 10-year warranty on heat exchangers.

Equipment Installed:

  • (7) hot water gas condensing boilers (B-1 through B-7)
  • (4) heating hot water pumps with variable frequency drives
  • (3) expansion tanks and (2) air separators
  • (1) glycol make-up unit
  • (3) combustion air fans
  • Double-wall stainless steel breeching, 8" through 18" diameter
  • Complete hot water supply and return piping system with insulation


Completed on a contract valued at $2,515,155, the Rason Road project reflects EIS's capability to deliver a large, code-compliant central mechanical plant on an aggressive industrial construction schedule.

Glen Cove High School

Science Wing HVAC Reconstruction — Glen Cove, NY

Eastern Industrial Services was awarded the HVAC reconstruction contract for Glen Cove High School's science wing as part of the Glen Cove City School District's 2022 Bond Issue, Phase 2. The scope covers a complete mechanical overhaul of the school's Earth Science, Biology, Chemistry, and Physics classrooms — replacing aging unit ventilators and radiators with new rooftop packaged units and modern ductwork distribution while classrooms stay in session around the work.

Equipment Installed:

  • (13) rooftop units (Carrier and AAON) providing heating, cooling, and ventilation to classrooms
  • (15) dedicated exhaust fans, largely chemical-resistant units serving chemistry lab fume hoods
  • New VRF condensing system serving the kitchen with four indoor evaporator units
  • Demand-controlled ventilation with CO2 sensors, integrated with the district's BACnet-based BMS


Completed under Contract No. 3 - HVAC Reconstruction for a base bid of $1,822,000, the Glen Cove High School project reflects EIS's experience delivering classroom-level HVAC upgrades in active K-12 school buildings.

Kips Bay Court 

Central Boiler Plant Conversion — Manhattan, NY

Eastern Industrial Services partnered with Ecosystem Energy Services to build a new central boiler plant at Kips Bay Court and convert the high-pressure steam system to low-pressure, distributing service to all eight buildings across the fully occupied Manhattan campus. Before any pipe was cut, our team built a 3D Revit model of the new boiler plant and reviewed it in detail with the client, catching clashes and confirming layout so installation went smoothly from day one.

The work included new seamless steam, condensate, and gas piping distributed to each building's steam room, 35 replaced steam traps, X-ray-verified welds for the high-pressure tie-ins, new insulated underground LPS piping, nine new condensate return tanks, boiler room plumbing, and sprinkler system modifications — all coordinated to keep residents undisturbed and the project on schedule.

Delivered on a contract valued at $1,732,265, Kips Bay Court reflects how EIS handles large-scale, occupied-campus mechanical conversions: fully in-house, carefully planned, and built right the first time.

Medisys Data Center

Precision Cooling for a Mission-Critical Server Room — Melville, NY

As data centers continue to pop up across Long Island and the region, Eastern Industrial Services provided the mechanical scope for Medisys Health Network's new server room at their Melville facility, working as a subcontractor to Roland's Electric. The work centered on furnishing and installing in-row precision cooling units and matching rooftop air-cooled condensing units serving the server room, a dedicated mini-split system, and all associated insulated refrigeration and condensate piping — the kind of tightly coordinated mechanical work mission-critical IT environments demand.

The scope also included demolition and relocation of existing equipment, a new roof vault for rooftop piping and conduit, structural steel dunnage to support the new condensing units, and extensive core drilling, all backed by startup support and a one-year warranty.

Completed on a contract valued at $655,000, the Medisys project reflects EIS's growing capability in data center and mission-critical cooling — a niche we're well positioned to serve as more of these facilities come online across the region.

Vanderbilt Mansion

Boiler Room & Central Plant Renovation — Centerport, NY

Eastern Industrial Services carried out a full central plant renovation for the historic Vanderbilt Mansion, home to the Suffolk County Vanderbilt Museum in Centerport, as part of a Suffolk County Department of Public Works capital project. The scope included removing two aging boilers, a heat exchanger, a chiller, and their associated pumps, piping, and controls, then installing two new high-efficiency gas-fired hot water boilers, a new 40-ton air-cooled chiller, and a new plate-and-frame heat exchanger to bring the mansion's heating and cooling plant into modern operation.


Because the museum remained open to the public throughout construction, the work was carefully phased across multiple seasons — completing the new heating system ahead of the 2023 heating season and the new chilled water system in time for the following summer — so the mansion never lost hot water or climate control during the transition.


Completed for Suffolk County under Capital Project No. 7443 on a contract valued at $768,000, the Vanderbilt Mansion project reflects EIS's experience keeping historic, occupied public buildings running smoothly through a complete mechanical plant replacement.
